Data-Driven Insights for a Changing Market

Driven by Data.

Delivered by You.

Sound Line Metrics turns NWMLS data into polished, neighborhood- and listing-level market reports delivered entirely under your brand—your logo, colors, headshot, and brokerage mark, with nothing of ours appearing anywhere. Built for both buyers and sellers, each report provides a clear, defensible picture of the market, from competition, days on market, and actual sale prices to inventory, negotiating patterns, and the true costs that can affect a buyer’s decision. Every figure is sourced, transparent, and reproducible, giving you credible data to guide client conversations without telling you what a property is worth. You bring the expertise and judgment; Sound Line Metrics brings the data to back it up.

How it Works

Sound Line Metrics builds neighborhood and listing-level market reports from NWMLS data, and delivers them under your brand. Your logo, your colors, your headshot, your brokerage's mark — nothing of ours appears anywhere on the document. What your client sees is a finished piece of work from your office, because that is what it is.

For Sellers

On the seller side, a listing appointment report tells you what the competition actually looks like before you walk in: how many comparable homes are for sale, how long they have been sitting, how many came off the market without selling, and what sellers in that price range genuinely settled for against what they first asked. Once a listing is live, seller updates refresh those numbers as often as you want them — monthly, every two weeks, or the week before a hard conversation about price. The arithmetic of a difficult discussion is easier when the data arrived ahead of you and nobody has to take your word for it.

For Buyers

On the buyer side, the questions are different and so is the report. A buyer needs to know how often something matching their criteria comes on the market at all, what it takes to win one when it does, how far below asking homes are actually closing, and where negotiating room exists. We build one document per area a buyer is weighing, then a comparison sheet across the specific homes in play — including the costs that price alone hides, like a monthly dues difference that quietly moves what a lender will approve.

Data. Not Opinions.

Every figure in every report carries its source, its filter, its date range and its sample size. Anything in the document can be reproduced from the citations alone, which means there is nothing in it you would have to defend without being able to show where it came from. We also count at the property level rather than the listing level, so a home that was cancelled and re-listed counts once instead of twice — a distinction that changes how distressed a market appears.

No report states an opinion of value. No suggested price, no estimate of what a home is worth, no prediction of what it will sell for. The report establishes the competitive frame. The pricing judgment stays with you, where your license and your client relationship put it.

That last point is also why we decline certain requests. We do not select which comparable sales count, hold to a price band supplied to us, or shape a boundary around a desired result. The geography is ours to define and we disclose exactly how we drew it. A report built to argue a position is not a statistic, and it is not worth putting your name on.
